Greetings Neighbors-
What will our neighborhoods look like if these projects go through? See attached image #1 for an aerial view of our existing neighborhood and compare it to image #2 showing the neighborhood if the proposed new homes are allowed to go in. More disturbing is photo #3. All along, our concern has been the domino affect of allowing a zoning change. Photo #3 shows a possible development that could be proposed east of 156th if sewer comes to Montevallo. For legal reasons, we must state that there is no application for this project and it must be considered fictitious at this time, but it is shown to give you an idea of future developments with density similar to Wood Trails/Montevallo that will soon hit Wellington & Leota if our zoning changes.

What might these developments cost you? If sewer is brought into your neighborhood, you may be forced to connect. The cost per household can run $15,000 to $25,000, depending on your individual lot size and home location. As well as financial cost, there is a "peace and quiet" cost associated with cramming 132 homes into acreage that would fit only about 20 homes if this area were to remain zoned as R1 (one house per acre.)
IMPORTANT: The legal expenses for the hearing preparation are steep and the hearing itself will be costly. We are upbeat about our outcome but we must have appropriate representation at the hearing. Many times we have appealed for contributions to protect your neighborhood but this is the most serious request I have made to date regarding funds.
Since the beginning I have advised you that we will not allow our attorney to incur costs beyond our account balance. We are within a day or two of putting a hold on his work. This would be a devastating setback at this time and would undercut the great progress we have made and the thousands of volunteer hours that have been put into this project.
Please send a check today and reply to me with an email of your check amount so we can plan accordingly. Consider the value of your home and the quality of life you enjoy in your neighborhood. Please act today. This is the most serious need we have had to date. I can't be any clearer, we need money and we need it now. Please help.

P.P.S. Hearing Date: As you know, the hearings were postponed to March 14th at 7:00 pm & March 15th at 6:00 pm.
* The attached aerial photos are as close to the FEIS plats as possible. The plats from the FEIS were digitally overlaid on top of the aerial photo to insure accurate lot sizes and locations. Easements were also included.
